North Port is where we are based, so this is the shortest drive we make. From the older blocks off Sumter and Biscayne to the newest streets out west, we have painted a lot of houses in this city.
North Port is two towns in one when it comes to paint. There are the newer subdivisions where the houses are barely a decade old and still wearing the builder's flat white, and there is the much larger stock of homes from the eighties, nineties and two-thousands spread across the original grid — where the stucco has seen twenty Florida summers and is ready for its second or third repaint.
Those two need different work. A newer house is usually about color: getting away from the developer palette without upsetting the deed restrictions. An older one is about the wall first and the color second — cracks, caulk lines and chalked coating all have to be dealt with before anything goes on top.
What we run into most in North Port
- Irrigation staining. A lot of homes here water from a well, and well water leaves rust-colored streaks up the walls on the sprinkler side. It has to be treated before painting or it bleeds straight back through.
- Storm repairs still working through. Plenty of houses got patched after the 2022 storm season and never got a full repaint afterwards, so the patches read as a different color from across the street.
- Builder-grade interiors. One thin coat of flat white over new drywall marks the moment anyone touches it. Two proper coats in a washable finish changes how a house lives.
- Deed restrictions out west. The newer communities generally have an approval process for exterior color, and it is easier to plan around it than to discover it halfway through.
- Lanais that have gone chalky. Cage frames and lanai ceilings take direct sun all day here and are usually the tiredest part of a house that otherwise looks fine.
Being local actually matters here
Most of the painting companies advertising in North Port are not in North Port. They come down from Tampa or across from Fort Myers, which means a minimum job size to justify the drive and a schedule you fit into rather than one that fits you.

Can you paint while we are up north for the summer?
Yes, and it is the easiest way to do it. Plenty of North Port homes sit empty for part of the year. We agree the scope before you leave, send photos as the work progresses and do a video walkthrough at the end.
My HOA has to approve the color. Is that a problem?
Not at all. Tell us at the estimate and we will paint a sample board you can submit, then hold the schedule until the approval comes back.
What about the rust streaks from my sprinklers?
Those get treated as part of prep. Painting over iron staining without dealing with it first means it comes through the new coat, usually within a season.
