Almost nobody in this trade publishes numbers. We think that wastes your time and ours, so here are honest ranges — and an explanation of what moves a job to one end of them or the other.

These are ranges, not quotes. Two houses of identical square footage can differ by thousands depending on ceiling height, how much patching is needed, how many colors are involved and whether the old coating is sound.
What the ranges are good for is sanity-checking. If an estimate you have been given sits far below the bottom of one of these, something is being left out — usually the preparation, the second coat, or both.
We give a 1 year workmanship warranty on the painting, and it is attached to the job as quoted — with the washing, the filling and the second coat in it. That is the whole reason we can stand behind it.
Strip those steps out to hit a lower number and the coating is sitting on a surface nobody prepared. Nobody can warrant that, and we will not pretend otherwise. If you want the job cut back to fit a budget, we will tell you exactly which step is coming out and what it means — in writing, before you decide.
Ranges include preparation, materials and two finish coats unless stated. They are a guide to the market, not an offer — your written quote is the price.
Sound stucco is straightforward. Chalked, cracked or previously badly painted walls need hours of work before a finish coat is worth applying.
High ceilings, two-storey gables and tight side yards all mean staging, and staging is time.
Going lighter over a strong dark color can need an extra coat. Staying in the same family rarely does.
Drywall damage, rotten trim and failed caulk are found at the estimate, not invented halfway through.
Exteriors carry washing, crack repair and weather risk. Interiors carry protection, masking and working around your life.
Winter and spring are the busy exterior season on this coast. Flexibility on dates helps.
How we quote
We look at the job, measure it and give you one number in writing with the preparation, coats and materials listed. No hourly rates. If something genuinely unforeseeable turns up behind a wall, we stop, show you and agree the cost before carrying on.
The estimate is free, in writing, and there is no obligation.
