House painting in Naples, where the finish gets inspected
Between Old Naples and Golden Gate Estates there are four decades of construction and about three different jobs hiding under the word painting. What your house needs depends on which of them it is.
Old Naples and Naples Park are largely nineteen-fifties and sixties block cottages, many of them worked on repeatedly since. What we find there is layers: four or five coatings on the same wall, the oldest of them chalking under the newest. Putting a sixth coat on top buys a season.
Park Shore, Pelican Bay and the Moorings are a different proposition — eighties and nineties stucco on block, big elevations, and a salt load from the Gulf that makes the washing stage worth more than the paint. Inland, Golden Gate Estates is where the new construction is, and that work is about getting a first coat onto fresh stucco at the right moisture level, not about repair at all.
So the first question at a Naples estimate is not colour. It is which of those three houses yours is, and we will tell you what we find rather than quote a square-foot rate down the phone.
What comes up in Collier County
- Layered coatings in Old Naples and Naples Park. Older block cottages carry decades of paint. Where the bottom layer has let go, the new one goes with it, so that area comes off before anything else happens.
- Architectural review in the gated communities. Pelican Bay, Park Shore and the Lely communities approve exterior colours before work starts. We paint sample boards for submission and hold the start date until the committee comes back.
- Salt on the west-facing elevations. Closer to the Gulf, the wall facing the water carries a film that no coating sticks to. It gets soft washed and rinsed, not blasted.
- New stucco out in Golden Gate Estates. Fresh stucco is alkaline and wet, and coating it too early is the most common way a new build ends up with a failing exterior in year two. We test before we start — see stucco painting.
- Kitchens worth keeping. A lot of Naples cabinetry is solid and simply dated. Refinishing costs a fraction of replacement and takes days rather than weeks.
- Empty houses from May onward. Half our Collier County work happens between May and October with nobody in the house. It is faster, it is cheaper, and it is the easiest time to do the messy jobs.
Long walls, high ceilings, nowhere to hide
The thing that separates Naples interiors from most of what we paint is sight lines. Twelve-foot ceilings, walls that run twenty feet without a break, and glass down one whole side. In that light a roller lap or a wavy cut line is not a small flaw, it is the first thing anyone sees.
That is why trim, doors and millwork here get sprayed rather than brushed, and why long walls get cut in by hand rather than taped. It takes longer. It is the reason the work stands up to the room it is in.

How do you handle our community's architectural review?
We paint sample boards in the colours you are proposing, in the sheen they will actually be applied in, and you submit those. We hold your start date rather than booking over it, because a committee that meets monthly will not be hurried.
Our house is in Old Naples and has been painted many times. Is that a problem?
It is the most common Naples exterior we see, and it decides the price. Where the oldest layer is still bonded we can coat over it; where it has let go, that area has to come back to a sound surface first. We check with a scrape test at the estimate so the number you get already includes it.
We are building in Golden Gate Estates. When can the stucco be painted?
Not on the builder's convenience. Fresh stucco needs to cure and dry down before it takes a coating, and we test moisture rather than counting days on a calendar. Painting it early is why so many new builds out there need doing again inside three years.
Can you match a colour that was discontinued?
Usually. We take a chip from an unweathered area — inside a switch plate, behind a downpipe — and have it matched, then paint a test patch on the wall itself before committing. A match made from a sun-faded sample will be wrong.
Do you charge for the trip down from North Port?
No. Collier County is a normal working area for us and the travel is already in the quoted price. Nothing gets added afterwards.
